Are you licensed and insured?
Yes. Loukides Power Washing is licensed and insured, and a certificate of insurance is available on request.
What areas do you serve?
All of Sussex County, Delaware, based in Lewes. We also cover Ocean City, MD and Kent County. Don't see your town listed elsewhere on the site? Call us — if you're nearby, we probably cover it.
How do I get a quote?
Send a quote request through the site or call us. Some services, like windows, can be quoted over the phone. Most others get an honest number after a quick look at the property.
Do I need to be home for the work to happen?
No, for most services. We just need access to an outdoor water spigot and any gates. Plenty of our customers are away when we work.
Is it safe for my plants and pets?
We rinse plants before and after we clean, and every job carries neutralizer on the truck in case it's needed. Please keep pets inside until we're done and surfaces are dry.

House washing questions
Will pressure washing damage my siding?
Not the way we do it. Soft washing uses low pressure and the right cleaning solution for your siding instead of brute force, which is different from pressure washing that can drive water behind siding or strip paint.
How often should I get my house washed near the beach?
More often than inland homes. Salt air builds up film and feeds mold and algae faster along the coast.
Roof cleaning
Roof cleaning questions
Will pressure washing damage my roof?
Yes, which is why we don't do it. A pressure washer can drive water up under shingles and strip granules, and most shingle manufacturers' warranties are voided by pressure washing outright. We soft wash every roof instead.
What causes the black streaks on my roof?
Algae growth, not just dirt. A soft wash kills the algae at the surface instead of just knocking the visible streak off.
Concrete
Concrete cleaning & sealing questions
Will cleaning remove oil stains from my driveway?
Most oil stains, yes. Some very old or deep-set stains may need extra attention — we'll tell you honestly on-site if a stain falls into that category.
Should I seal my concrete after cleaning?
We recommend it. Sealing only makes sense after a full clean, since it locks in the surface instead of sealing over dirt, oil residue or old stains.
Do I need my concrete cleaned before sealing?
Yes, always. Sealing an unwashed surface traps whatever dirt, oil and grime is already there underneath the sealer.
Pavers
Paver cleaning & sealing questions
Why isn't paver cleaning priced per square foot?
Joint depth varies from job to job and drives the actual labor, so square footage alone doesn't predict the work. We quote by eye on-site instead of off a generic rate.
Can paver cleaning be done same-day?
No. The patio has to dry completely after washing before we can re-sand the joints, since polymeric sand needs a dry surface to set correctly. It's a two-visit job.
Why does paver sealing take 3 visits?
Wash, then dry, then re-sand, then dry again, then seal — that's the real sequence. Re-sanding re-wets the patio, so sealer can't go down the same day.

Deck and fence cleaning questions
Will deck cleaning work on composite decking?
Yes. Composite and real wood aren't treated identically — the approach is matched to the material.
How often should a deck be cleaned?
It depends on sun and shade exposure and the deck material. There's no single interval that fits every deck.
Will this damage vinyl fencing?
No. Vinyl fencing gets the same matched product and pressure approach used on siding — built to clean it safely, not strip or damage it.
Do you clean both sides of the fence?
Yes, the full fence line gets cleaned, not just the side facing the street or the house.
Gutters & windows
Gutter and window cleaning questions
Do you clean the inside and outside of the gutters?
Yes, both. Clearing clogs from inside and washing the black streaks off the outside are both included, not an upsell.
When's the best time to book gutter cleaning?
Before the leaves come down. Fall is the busiest season, so getting on the schedule ahead of leaf drop means an actual choice of date.
Do you clean screens too?
Yes. Screens are part of the job, not a separate add-on.
Can window cleaning be bundled with a house wash?
Yes, and it's commonly done that way, since a crew is already on-site washing the siding.
