How we price a job
There's no calculator on this page, and no price list. Every job here gets quoted on-site — by looking at the actual house, driveway, patio or roof — instead of a generic rate applied to every property the same way. Two houses the same size can need very different amounts of work depending on condition, so a number pulled from a calculator before anyone's looked at the property isn't a real quote.

Priced by the size of the home and the condition of the siding — a salt-caked house takes more solution and time than one washed last year.

Concrete cleaning & sealing
Square footage and how much staining or buildup there is both change the time it takes.

Paver cleaning & sealing
Joint depth, not square footage, drives the labor — deep, washed-out joints take far more re-sanding time.

Roof cleaning
Roof size, pitch and how much algae coverage there is all change the time it takes.

Deck & fence cleaning
Size, material and how much mildew or algae buildup there is all factor in.

Windows & gutters
Quoted by eye — window count and accessibility, or gutter run length and how clogged it is. Never a per-window or per-foot rate.
